- Bay Service Ltd, BSL manages high-end buildings (residential and commercial) in Dhaka’s premier neighborhoods, on behalf of the condominium owners, with a team of about 400 staff members. It is made up of multi-faceted teams that strive to ensure the functionality, comfort, safety and efficiency of the built environment by integrating people, places, processes and technology.
- To meet business expansion needs, BSL is looking to add new members in its top managerial positions.
- The vision of BSL is, not only to be the top building management service provider but also to remain there. In this regard, the individual who will lead this team will have to take complete ownership.
- The primary role shall be to ensure that the service related functions of the organization run smoothly and the organization is growing over time. However, some major responsibilities and tasks are listed below.
- Identifying target market and preparing new project/ client lists
- Delivering presentations and proposals for prospective clients
- Pricing and negotiation for required services
- Developing value added services, focusing on client needs
- Plan marketing campaigns to enhance brand image and increase the revenue stream
- Coordinating with Bay Services Limited Oversight committee (OSC) for seamless operations
- Maintain client relationships
- Coordinating with Client Support Tea for upselling and delighting the clients
- Planning for future development in line with strategic business objectives
- Forecasting, allocating, and supervising the resources of facility management
- Advising on cost-effectiveness
- Strategizing quarterly/yearly goals
- Supervising and and coordinating project
- Coordinating, managing and leading a multi-disciplinary team
- Ensuring security and emergency preparedness procedures are implemented properly
- Coordinating security core to ensure proper safety and security services
- Ensuring that the facility is clean and maintained according to policy and procedures
- Communicating workplace safety precautions to employees.
- Inspecting service quality with scheduled and frequent site visits
- Observing current work process and making continuous improvement
- Reporting and following up with management regarding any service issue and take feedback (if any)
- Establishing proper hierarchy to create accountability among all BSL individuals
- Defining quality parameters/threshold for all services involved
- Ensuring SOP implementation strictly
- Conducting appraisals of team members and identifying areas of improvement
- Professionalism, transparency and open communication have to be encouraged at all levels
- Managing and developing vendor contracts
- Developing, maintaining and renewing service/ maintenance agreements with clients
- Overseeing and agreeing to contracts and providing for services including security, cleaning, technical etc.
- Responding appropriately to emergencies, urgent issues and improving lead times
- Ensuring uninterrupted utility supplies and support of EMEs
- Overseeing projects, renovations or refurbishments
- Arranging for training for the development of the team members in line with HR
- Conducting constructive discussion sessions at a regular interval followed by fair evaluations
- Maintaining a safe work environment for all employees
- Managing budgets and ensuring cost-effectiveness
- Establishing proactive system of preventing aging debtors
- Monitoring general accounting tasks, such as payable, payroll, petty cash, and budgeting
- Sourcing and negotiating with vendors to secure advantageous terms
- Approving and finalizing purchase details of orders and deliveries
- Collaborating with Core PROC to ensure clarity of the specifications and rates
Educational Requirements :
- Bachelor’s degree in Business Administration or closely related field
